Woodcreek NewsJanuary 2007 · Volume 4, Issue 1 New OfficersThe WPOA Board of Directors has two new members: Mike Bown — Vice President Ed. Floden — Secretary Thanks to Marilyn Albanese (vice president) and Marianne Thibadeau (secretary), the outgoing officers, for their past contributions. Upcoming Board MeetingsBoard of Directors meetings aren’t just for the Board of Directors! Any member of WPOA may attend, and we encourage participation. Here's the schedule for the remainder of 2007:
Contact the WPOA Secretary, Ed. Floden (or 363-4701) and we’ll save a place for you. Community EventsIn the past, the Woodcreek community has held several events: a summer picnic, a fall festival (combined with the Annual Meeting), and a garage sale held in common with the Glacier Ridge subdivision. Response to last year’s events was underwhelming; before we can plan for a community get-together — such as the Fall Festival — we will need a minimum of twenty families who will participate. We don’t want to waste your Association’s money on ill-attended events. So, if you’d like to join with your Woodcreek neighbors for a picnic/meeting this fall, please put that idea on your list. We’ll be asking for your responses later this year. Meyer Material Sold To AggregateYou may have heard that Meyer Material, who operated the gravel pit that borders the west end of Woodcreek, was sold to Aggregate Industries last summer. The direct impact to Woodcreek of this sale concerns the vacant field to the west of Woodcreek, at the end of Matanuska Trail. The field, a buffer area which is bordered by a berm along the gravel pit, was deeded to WPOA by McHenry Sand & Gravel (the predecessor of Meyer Material) in 1988. Despite the test borings that were done in the field last year, Aggregate Industries cannot extent the pit’s boundaries into this area. Your CovenantSome of our neighbors are in violation of Article V, Section 5 of the Declaration of Covenants, Conditions and Restrictions which states, in part:
Temporary Structures
This section applies to all recreational vehicles, including boats. Certified letters will be sent to those homeowners in violation, requesting specific changes be made. If a vehicle is not removed within a reasonable period of time it will be towed, and the owner will be billed for the towing and storage. There are several businesses in our area which offer storage for recreational vehicles. You can find them in the Yellow Pages. Changes To The CovenantsThe WPOA Declaration of Covenents, Conditions and Restrictions is amendable. If you want to suggest any changes in these articles, please contact a Board member with your concerns. Remember, a change to these Covenants requires a two-thirds majority vote from the owners of lots in Woodcreek. We will discuss your suggestions at the next Board meeting. We Have A Web Site!Yes, the WPOA now has a web site! It’s under construction now, but we’re adding content as fast as we can. On our site, you’ll find valuable information about Woodcreek, including news, contact information for Board members, and easy feedback to the Board about Association matters. Please visit the WPOA site at <http://www.woodcreekmchenry.org>. (But then, you’re already here.) Really Important!Unpaid dues will be referred to legal counsel on behalf of the WPOA, pursuant to our Declaration of Covenants, Conditions and Restrictions. Failure to resolve the obligation will result in lien action against owner property.
